Job Description

Vibe Recruit are working on behalf of their client to appoint a Business Centre Manager on a permanent contract, based in Caerphilly.

You will be responsible for the day to day operations of the Business Centre. Maintaining high standards of facility upkeep, building strong stakeholder relationships, and implementing sales strategies to optimise occupancy. Additionally, the Business Centre Manager ensures compliance with legal regulations, aligns with corporate growth initiatives, and plays a pivotal role in driving growth.

Ultimately, duties and responsibilities are to ensure the Business Centre is run professionally with the highest of standards and managing the expectations of clients/tenants.

  • Develop sales and marketing strategy to fill vacant spaces.

  • Manage and oversee the day-to-day activities of the centre's receptionists

  • Deal with tenant enquiries and managing their expectations with regards to the site and their workspace

  • Manage customer enquiries, arranging viewings and organising sales and lettings

  • Conduct audits and inspections of the sites and units to ensure a compliant and safe working environment

  • Book maintenance requests and assist external contractors working onsite

  • Maintain high tenant occupancy and create rent forecasts for the coming months

  • Maintain an understanding and work to policies relating to statutory H&S obligations to ensure the company is H&S compliant

  • Maintain up-to-date knowledge of GDPR and AML legislation and ensure the business follows mandatory requirements

  • Escalate identified issues and risks

  • Deliver professional and friendly viewings, identifying upselling opportunities

Skills and experience

  • Experience in serviced office/flexible office industry/commercial property management

  • Proven success in a business-to-business sales environment

  • Experienced in self generation of new business sales leads

  • Experience with CRM system, social media to develop sales leads

  • Strong negotiation skills

  • Good communication skills and good working knowledge of MS office Suite.

  • Possess good decision-making and problem-solving skills and be capable of applying own judgement Friendly and easy-going personality while also being very perceptive and disciplined

  • Ability to deal with difficult people and/or situations

  • Possess excellent organisational skills and an ability to manage and prioritise a busy workload

  • Time management and organisational skill

  • Personable and approachable with a positive nature

  • Flexible, focused, sensible, professional and self-motivated

£40,000 per annum, plus 5% bonus.
