Job Description

Purpose of the Role
This role reports to the Contract Operations Manager and is responsible for managing all site-based activities, ensuring that contracts are delivered on time, to the required standards within budget, whilst maximising client satisfaction.


Key Responsibilities
Contracts
Determine and define scope of work and deliverables
Predict resources needed to complete project
Obtain necessary permits, approvals, and other regulatory prerequisites
Draft and submit budget based on scope of work and resource requirements
Manage costs in order to meet budget
Provide direction over contracts and subcontracts
Manage construction schedule and activities
Issue progress updates as needed regarding costs and timelines
Ensure work is done in compliance with all relevant building and safety rules/regulations
Select and manage subcontractor and supplier relationships
Coordinate efforts across entire project between architects, designers, engineers, and subcontractors

Commercial department
In conjunction with the Quantity Surveyor or Financial Controller (as appropriate)
Monitor job costs and progress against budget
Liaise with them to make sure the valuations are submitted on time
Ensure in-coming invoices or applications for payment from sub-contractors and labour agencies are checked and signed off to release payment
Ensure all variations are identified
Compile, submit and negotiate the agreement of the final contract account

Academic Qualifications
Degree (or working towards) in Building Construction, Construction Management, Civil Engineering, or Architecture

Essential Skills and Experience
5-7 years of experience in project management within construction
Comfortable reading and understanding designs and drawings
Proficient in Microsoft Office and general computer software
Demonstrated knowledge of construction, engineering, and architecture principles
Ability to budget, schedule, negotiate, and control costs
High degree of familiarity with contract and subcontract documents, terms, and conditions
Strong leadership and management skills
Holder of a full valid UK driving licence

Desirable Skills and Qualifications
Previous experience with use of AutoCAD drawing packages
Previous experience in forecourt biased construction
Prince 2 Accreditation


Working relationships
It is expected that this position will interact with all members of staff at all levels, clients, suppliers and sub-contractors.

Contractual Information
Contractual Hours: 40.hrs per week
Annual Holidays 28 days including bank holidays
One day per year additional accrued holiday up to a maximum of five days
